We are so glad you are ready to call Redroad Commoms your new home! Reservations can be made online 24 hours a day or in our offices during regular business hours. Apartments are reserved on a first-come, first-served basis. To reserve an apartment, you must submit an application for all roommates, pay an application fee for all applicants, and remit an application deposit.
Step 1 – Select the floorplan you are interested in that is labeled with “Future” in our Fall VIP page
Step 2 – You will be prompted to register an account. You will then complete the ID Verification process, provide basic information, sign the qualifying criteria, and pay the application fee(s).
All roommates must be added during the online application process.
If unable to pay the application fee(s) and receive a message stating additional information is required, please see * below.
For ID Verification, valid Passports, US Drivers' licenses, or State ID are acceptable.
Step 3 – Once the application fee(s) have been paid, our screening process will commence. Each applicant will promptly receive an email invitation to participate in the verification of income (VOI) process. This essential step allows applicants to securely submit their banking details, facilitating the verification of the income they have declared in their application.
Income Documentation Requirements
- 1. Must be converted to English
- 2. Must reflect the name of the person that will be residing in the apartment or the name of the Guarantor, if applicable
- 3. Must have an official stamp certification if a bank document Accepted Income Documentation
- 1. IRS Transcripts Internal Use For RealPage Internal Use Only
- 2. Bank Statement (International bank statements accepted). Balance needs to equal that of your lease term
- 3. Offer Letter – Must include HR information
- 4. Financial Aid (Housing portion only)
- 5. Proof of income must be within the last 30 days
- 6. A combination of income for all applicants must equal at least 3x the monthly rent.
Step 4 – (If applicable)- If income requirement is not met by applicant(s) a guarantor will be permitted. The guarantor must fill out the Guarantor application in person or have it notarized and give it to the office team. They will also need to complete the income verification process after screening.
Within 48 hours of your approval, the following must be received, or your application will be cancelled: 1. The standard application deposit must be paid if you elect to pay a refundable security deposit, with any additional deposit amount required as a condition of approval due on or before the move-in date. 2. Or, if you opt to participate in the deposit alternative program instead, an application deposit of $100 will be due, which will be applied to rent or other amounts due at the time of move-in. 3. If applicable, the completed Lease Contract Guaranty including the lese dates, rental amount, etc. signed by Guarantor.
*I received a message that says “additional information required. Please contact property manager” what do I do now?
If you are stuck in the application process and see this message, someone in the account noted they do not have a Social Security Number. If this was a mistake, they can go back to the basic information step and fix it.
If an applicant in the account does not have a Social Security Number, they must complete a Supplemental Application for Non–US Citizens.
EACH Applicant without a Social Security Number will also need to provide one of the required forms below, (full detail on the Supplemental Application for Non – US Citizen) and any supporting documentation
- Form I-551 Permanent Resident Card (Alien Registration Receipt Card) (form includes photo and fingerprint)
- Form I-766 Employment Authorization Document (form includes photo and fingerprint)
- Form I94 Global Entry Form (form does not include photo or fingerprint. If you are relying on Form I-94, we will ask to see your passport and visa, and you will need to answer additional questions.
- USCIS receipt for replacement of one of the above documents, with verification by USCIS of your entitlement to the above
After the Supplementary Application is filled out please proceed to Step 3
